Charming antique cottage in the mountains above Pigna and towards Gouta, with panoramic views over the surrounding mountains, towards Castel Vittorio, Perinaldo, Baiardo and the sea. The house is surrounded by a vineyard of prestige, much visited by the Prince of Monaco, growing Vermentino and Rossese wines in 5,648 mq of cultivated space (capable of being expanded) and behind this woodland and olive trees for a total of 19,203 mq. The total estate is 24,851 mq.
The house itself is of 123 mq over two floors in the antique style, on the upper floor is a kitchen, living room bedroom and bathroom, the ground floor also registered as residential property is currently used for wine making and has a natural mountain water source piped into it, beyond it are two large barns, also used for storage of wines and equipment. By the house is a second natural mountain source which gives water for all the vines and the house, this source gives very ample water and has never dried out. The house is surrounded by pretty fruit trees of varying types. Above the main house is a large rustico over 3 floors, with stable below and two upper floors of 35 mq per floor, this is mostly in a ruined state, but it can be recuperated and indeed amplified, a rough track leads to the rustico.
The property is extremely high in the mountains and approached by a small winding road, which in some parts is not asphalted. It really is far from it all. The village of Pigna is some 20 minutes drive below and it's an hour's drive to the coast.
